TYPES OF AUCTIONS

ABSOLUTE AUCTION

DEFINITION:
The property is sold to the highest bidder regardless of price; seller may not withdraw the property from the auction after the auctioneer calls for bids unless no bid is made in a resonable amount of time; where the seller may not bid himself or through an agent & where the seller will deliver marketable title.

BENEFIT:

Since a sale is guaranteed, buyer excitement & participation are heightened & generates maximum response


 
RESERVE AUCTION

DEFINITION:
The auctioneer accepts bids at or above a minimum price which is set by the property owner and market trend; seller reserves the right to accept or reject any and all bids and to withdraw the property at any time prior to the completion of the sale by the auctioneer.

BENEFIT:
Seller has reduced risk because the sale price must be above a minimum level; interest in the auction is limited only to those buyers willing to pay the minimum bid
