Not all properties should be sold at auction, but certain properties and situations will benefit greatly.  Here is a checklist to determine if an auction would apply to your property:

Market

image preview  A dull market -- too much product but with buyer interest
image preview  Not enough of the particular property type (unique, lake front, etc.)
image preview  Emerging market -- i.e., new development -- sales would increase with an auction
image preview  A seller's market with high demand and high competition

Seller

image preview  Needs immediate cash
image preview  Going through a partnership or marriage break up
image preview  Moving out of state
image preview  Wants to liquidate an estate
image preview  Retiring
image preview  Auction-minded seller
image preview  Has a listing that is about to expire
image preview  Has already purchased another property
image preview  Knows auction will bring a fair market price
image preview  Has financial problems
image preview  Has high carrying costs on the property

Property

image preview  Carries a lot of equity (25% or more)
image preview  Unique -- enough market interest to encourage competition
image preview  Burdening the owner with high carrying costs
image preview  Vacant
image preview  Difficult to appraise -- unique properties are especially difficult to appraise

Add up the elements in each category and judge whether or not the category is favorable or not for auction.
